• At the present time, lot rentals are $400 per month.  That amount covers water, sewer and twice per week garbage collection. Rent is due in advance on the first day of each month.
• Tenants sign a one year lease which at the end of that term reverts to a month to month lease.
• Each tenant is responsible for maintaining their home and home site.
• The community operates under formal, but common sense, Rules and Regulations. These Rules and Regulations are an integral part of the lease.
• The tenant pays annual property taxes on the home and improvements and the landlord pays the property taxes on the land.
• Central Texas Electric Co-op provides electricity to homes in the community.
• Television is provided by satellite through Dish and DirectTV.
• Internet service is provided by satellite.
• Each home has a title to ownership issued by the Texas Department of Housing and Community Affairs.
